We publish no yield figure, and you should be wary of anyone who does.
A single number on a website is wrong for almost every reader of it. What we do instead is build the numbers for your venture in your city, name every assumption, and show you what happens when they are wrong.
Four documents, not a brochure.
The cost stack
Every line that has to be paid before revenue: establishment, assets, working capital, our fee, and the months of trading the business has to fund itself through.
The revenue model
Volume and price assumptions with their sources named — platform data, comparable listings, footfall studies, published tariff rates. Where we do not know a number we say so and go and find it.
The break-even month
When cumulative cash turns, on the base case. This is the number most owners actually care about and the one most rarely stated plainly.
The downside case
The same model with the assumptions moved against you: lower occupancy, higher insurance, a slower licence, a site that underperforms. If that version is unsurvivable, the venture is wrong for your capital.
How the numbers are allowed to be presented.
- Labelled, alwaysEvery figure is marked as a planning assumption, not a forecast. A model is not a prediction and we will not let one be read as one.
- SourcedAssumptions carry their source. "Comparable listings in this postcode over twelve months" is a source. "Industry standard" is not.
- No best monthsWe do not show somebody’s peak month as though it were typical. Seasonality is modelled across a full year.
- Costs before revenueThe cost stack is built and shown first. Optimistic revenue attached to an incomplete cost base is the oldest trick in this sector.
- Nothing inventedIf a number is unknown, it is marked unknown and researched. It is never estimated into the model and quietly presented as fact.
The variables that actually matter, by venture.
- Short-stay rentalsOccupancy rate, average nightly rate, cleaning cost per turnover, platform commission, and the local night cap where one applies.
- Taxi and fleetVehicle utilisation, weekly rental rate or contract value, insurance per vehicle, downtime and maintenance, and driver churn.
- Ghost kitchenOrders per day, average basket, platform commission, food cost percentage, and delivery radius — which sets how many orders are reachable at all.
- Mini martFootfall, basket size, gross margin by category, shrinkage, and the fixed manager salary from month one.
- Vending operationsVends per machine per day, gross margin per vend, site commission on gross, servicing cost per visit, and route density.
What we will never promise you.
Income, occupancy or return
No guaranteed revenue, no guaranteed yield, no guaranteed order volume. Trading results depend on a market neither of us controls.
A licence or a bank account
Applications are decided by authorities and institutions. We prepare them properly and tell you the realistic odds. We do not promise outcomes.
That the downside will not happen
It might. That is why it is modelled and shown to you before you commit rather than explained to you afterwards.
Bring your numbers. We will build the model.
The first call establishes whether the combination is buildable. If it is, the model comes next — built for your venture and your city, with every assumption named and the downside case alongside it.
